Why this property needed a different approach
A patio deck roof is structurally different from a standard low-slope roof in one key way: people walk on it. Standard membrane systems are not engineered for foot traffic, and a system designed for a typical occupied space below but no surface use above will fail prematurely if it is regularly walked on. The Sherman Oaks Valley climate adds two more pressures: sustained summer heat that stresses standard sealants and high UV exposure year-round. The right specification for this deck was a walkable waterproof membrane with a UV-rated walking-surface topcoat — engineered for both waterproofing and foot traffic without compromising either.
What we did
We removed the existing deck waterproofing down to the substrate, inspected and prepped the deck framing, installed a layer-by-layer walkable membrane system with attention to flashing at the parapet walls and door threshold, then applied a UV-rated topcoat in a finish color the homeowner selected. The work was sequenced to keep critical sections weather-tight at the end of each working day, with full curing time accounted for in the schedule.
What the owner ended up with
A deck that is waterproof and walkable for the foreseeable future, with manufacturer warranty terms appropriate to the system (typically 10–15 years on walkable deck membranes) and our labor warranty in writing. The cosmetic finish is consistent with the property aesthetic.
